  6. Make an Offer: there is an art to the offer with many negotiating tools. (One of the keys to a great realtor.)
  7. Offer Accepted: signed sealed and ready to move to the next level.
  8. Complete Inspections: a licensed inspector will create a report of the home for you.
  9. Appraisal: the bank will verify the purchase price is worth the mortgage investment.
  10. Final Walk-Through: of the home before closing.
  11. Closing: a couple hours of hand cramps 😉
